There are three lakes here: Top Lake, Bottom Lake and Jake’s Lake. The setup is very much aimed at carp anglers after exclusive water, with each lake booked privately for a set number of anglers. That means less peg politics and more time concentrating on the margins, spots and lumps.

Top Lake is the big-fish option, with carp over 30lb and numerous fish in the 20lb range. It’s exclusive to a maximum of four anglers and costs £150 for 24 hours. A cracking choice if the target is a proper Devon carp and you fancy having the lake to your own little crew.

Bottom Lake covers 2.75 acres and holds over 130 carp, including doubles, a good number of 20lb carp and fish over 30lb. There are nine swims, but bookings are capped at five anglers. A summer house and picnic area are available too, with barbecues allowed when raised off the ground.

Jake’s Lake is the smaller, tighter option at 1.25 acres. It has five swims, including two double swims, and holds approximately 70 carp. More than 35 are over 20lb, with carp to 30lb, so it’s certainly not short of a few cheeky lumps. It takes up to three anglers and costs £100 for 24 hours.

All fishing must be booked in advance by telephone, with a 50% deposit required and full payment due before arrival. Bookings run from 1pm until 12 noon on departure day, with site access available one hour before the ticket starts. That 24-hour format permits overnight and night fishing, bob on for anglers who like to put a full session in.

There are some firm tackle and fish-care rules. Three rods per angler are allowed, but no leaders, artificial baits, nuts or bait boats. Use minimum 15lb breaking-strain line, no braided mainline, and only shop-bought prepared particles or fresh boilies. Mats, nets and retention slings are provided, carp medi-kits are required, and fish must go straight back in the water in a sling.
