The full rundown on Creedy Lakes
Creedy Lakes has a proper estate-water setting: two spring-fed lakes tucked into mature woodland at Creedy Manor, Long Barn, Crediton, Devon, EX17 4AB. The Turner family owns and manages the fishery. Carp are the main draw, with common, mirror and koi carp listed alongside tench, and golden tench also reported. That gives the place a bit more interest than a straight carp-only proposition, without turning it into an all-methods coarse venue.
Main Lake is the water to concentrate on, because Top Lake is currently closed to angling. At approximately 4.5 acres, Main Lake is triangular, with three islands and depths around 3–12 feet. Those are useful features to think about when choosing a swim: island water and that spread of depths give you something to assess rather than simply chucking towards the middle. They aren't a promise of action, mind. Let the conditions and what you can see guide your approach.
You can fish days or nights during the March-to-December season, with January and February closed. The day permit covers a twelve-hour session and up to two rods. There's also an advertised 24-hour night permit, but its listing includes conflicting twelve-hour time ranges. Get the finish time confirmed before planning an overnighter. A bit of admin now beats having your session cut short by a misunderstanding when you're settled into the swim.
Booking is online through Catch, and it reserves space at the fishery rather than a particular peg. Day tickets only become available the previous day or on the fishing day; other tickets need at least 24 hours. Catch adds a transaction charge unless you're using its monthly membership option. Juniors pay the adult ticket price, too. Factor those details into the trip, especially if you're organising a session with a youngster or trying to line up matching bookings with a mate.
Tackle needs to be bob on before you leave home. Barbless hooks, line of at least 10lb breaking strain, a landing net of at least 42 inches and a large padded mat or cradle are compulsory. Bring antiseptic for hook wounds as well. Fixed leads, unattended rods, keepnets and fish sacks are out. This isn't somewhere to arrive with a light pole setup either: pole fishing is prohibited, along with beachcasters and fly fishing.
On the practical side, level parking is approximately 20 metres from the water, and there are two toilets with cold water. The Retreat building displays information, photographs and rules. Keep the bait bag within the rules: no nuts, artificial baits or pure seed beds, though hemp is allowed in mixed beds. Leave the dog at home, forget open fires and take every bit of litter and unwanted bait away. Straightforward enough, provided you sort the details before heading down.

How we'd fish Main Lake
carp
Solid PVA bag over the snaggy bits
With the reed lines and a busy bottom, a solid bag keeps the hook point masked on the drop and sat neatly in a little pile of bait however rough the lakebed is.
- Tie a short, stiff hooklink (4–6in) so it packs into the bag without kinking.
- Fill the bag with a damp crumb mix and pack it tight — loose bags spill on the cast.
- Nick a wafter or small pop-up on the hair so it settles over the mix, not under it.
- Cast a few yards short of the feature, recast every couple of hours with a fresh bag.
Venue rule: Fixed leads are banned here, so fish the bag on a lead clip or inline set-up that lets the lead drop free.
carp
Zigs in the warmer months
In clear, deep water carp often sit up in the layers on warm days. A zig is the only way to get a bait in front of them.
- Start at half depth and move up or down a foot at a time until you get bites.
- Black or foam hookbaits work well on bright days.
- Keep it simple — no freebies needed.
carp
Light baiting tight to the reed lines
Carp patrol the reed lines on most venues. A handful of bait right on the edge often beats a heavy bed in open water, especially later in the day.
- Walk the bank first and look for bubbling, swirls or coloured water by the cover.
- Bait two or three spots with a few handfuls of chopped and whole boilies.
- Lower or flick the rig in quietly and back your line off with a back lead.
- Keep the drag set tight-ish — fish hooked by cover need turning quickly.
tench
Method or maggot feeder for tench near the cover
Tench love reed lines. A feeder puts a small, tight patch of bait right by the hookbait.
- Fish 10–20 yards out, or tight to the cover where it's safe to land fish.
- Recast every 10–15 minutes early on to build the swim.
- Short hooklink with a dead red maggot, corn or a 8mm wafter.
