Falkenvil Fishery
Falkenvil — locally known as The Mushroom Farm — offers four lakes in Hailsham, with mixed coarse fishing and a separately booked Specimen Lake. There’s plenty of choice, but check seasonal access and the latest arrangements before loading the car.
“7.0/10 — The listed coarse species and specimen options offer plenty of interest, though current lake-by-lake stocks aren’t confirmed.”

The full rundown on Falkenvil Fishery
Falkenvil Fishery sits on Saltmarsh Lane, Hailsham, East Sussex, BN27 2RJ. You might hear it called The Mushroom Farm locally — same place, different name. It’s a four-lake venue with carp, mixed coarse and match-lake options, so there’s more than one way to plan a day on the bank. We haven’t fished it ourselves; this is a guide to the published layout and visiting arrangements, rather than a tale about what we’ve bagged up.
The four listed waters are Main, Specimen, Racetrack and Z Lake. If you’ve seen five lakes mentioned elsewhere, there’s an explanation: Z Lake reportedly brought together two former match lakes. Main is the biggest at approximately four acres, while the other three are each around two acres. That gives you a useful starting point when choosing a water, without assuming every lake offers the same fishing or holds the same mix of species.
Main has a dog-leg outline, a small island and around 50 swims. Racetrack also lists 50 swims, with a long, narrow island giving it a different shape to work with. Z Lake has around 25 swims. Specimen is the smaller-swim-count option, with just five listed pegs, an island and overhanging trees. Those are proper features to consider when choosing where to fish, although we can’t tell you which margins or island spots are currently producing.
Across the fishery, the listed species include common, mirror and grass carp, catfish, tench, barbel, bream, chub, roach, rudd and perch. That’s a cracking spread for a coarse venue, but the supplied information doesn’t pin each species to an individual lake. Published specimen sizes mention carp around 30lb and catfish around 50lb. Treat those as an indication of what has been advertised, not a promise of today’s stock or a guaranteed shot at a PB.
For a straightforward visit, Main, Racetrack and Z Lake allow arrival without advance booking. Published general-lake admission is £10 per person for up to two rods, with cash collected at your swim; confirm that before travelling. Specimen needs booking through Keith with the fishery. Its current tariff isn’t confirmed, so don’t budget from an older advert and hope for the best. A quick call saves a bit of faff.
There’s a large car park and flushing toilets, plus reported vehicle access to most swims when the weather allows. Published gate opening is 6am, but closing time needs checking. Seasonal access and night fishing also have conflicting published guidance, so get those bob on before planning an early-season trip or an overnighter. Barbless hooks are required under the published rules.

How we'd fish Main Lake
carp
Chod or helicopter style over soft weed and silt
Where the bottom drops in and out of holes or there might be soft silt or weed, a pop-up that slides up the leader sits over the muck instead of disappearing into it — no need to find a perfectly clean spot.
- Single pop-up, 2–3in off the bottom.
- Fish it as a single hookbait or with a light scattering of freebies — a big bed defeats the point.
- Cast to likely holes and let the lead settle; don't drag it back.
carp
Zigs in the warmer months
In clear, deep water carp often sit up in the layers on warm days. A zig is the only way to get a bait in front of them.
- Start at half depth and move up or down a foot at a time until you get bites.
- Black or foam hookbaits work well on bright days.
- Keep it simple — no freebies needed.
carp
Light baiting tight to the island margins
Carp patrol the island margins on most venues. A handful of bait right on the edge often beats a heavy bed in open water, especially later in the day.
- Walk the bank first and look for bubbling, swirls or coloured water by the cover.
- Bait two or three spots with a few handfuls of chopped and whole boilies.
- Lower or flick the rig in quietly and back your line off with a back lead.
- Keep the drag set tight-ish — fish hooked by cover need turning quickly.

Good background reading. Most of it is a few years old, so treat it as a starting point and ask on the day.

Our take on the feedback
Our read
Checked Sept '26 — “Falkenvil — locally known as The Mushroom Farm — offers four lakes in Hailsham, with mixed coarse fishing and a separately booked Specimen Lake. There’s plenty of choice, but check seasonal access and the latest arrangements before loading the car.”
This is our own summary of recurring public feedback and the venue details we checked, not a copied customer review or a promise you’ll catch. Feedback changes, so we keep it separate from the Tackle Index score.
